Accredited Professional Home Inspector (APHI) 

The Accredited Professional Home Inspector (APHI) designation is reserved for highly experienced inspectors who demonstrate professionalism, integrity, and commitment to excellence in the inspection industry. To qualify, applicants must meet one of the following pathways:

Option 1:

  • A minimum of 10 consecutive and verifiable years of membership in FABI, ASHI, or InterNACHI

  • Completion of at least 500 standard home inspections

Option 2:

  • FABI member in good standing for less than 10 years who qualifies for Registered Professional Inspector (RPI) status

  • Holds a Florida Home Inspector license for at least 10 years

  • Has completed 1,500 full home inspections 

Option 3 (Out-of-State Inspectors):

  • A minimum of 3 years as a Florida-based home inspector and FABI member

  • Additionally, must meet one of the following:

    1. At least 7 additional years as a member of ASHI or InterNACHI

    2. Completion of 1,500 full home inspections

    In addition, those who meet the above criteria must also:

    1. Provide a current (full) home inspection report for review by the Committee. This report should have the client’s personal information removed.
    2. Download, read, and sign the APHI Code of Ethics. Be sure to thoroughly review the document, as your understanding will be tested on the APHI Exam. Once you’ve read it in full, sign the document and include it with your application materials.
    3. Complete the Accredited Professional Home Inspector Exam at the FABI Academy. If you don't already have an account, you will need to create one, which is free. To pass, you must achieve a minimum score of 90%. You are allowed two (2) attempts, and if not successful, you may retake the exam after a 30-day waiting period. You must email info@fabi.org so we can reset the exam. *The questions will not always be the same, however, they will always cover the same topics.
    4. Submit one (1) letter of recommendation from a licensed home inspector who has held a Florida license for a minimum of three (3) years. The letter must include: (a) The inspector’s full name, (b) how they know you and the length of time they’ve known you, and (c) why they believe you are well-suited to become an APHI.

    Continuing Education Requirements

    • FABI APHIs must attend a minimum of one FABI in-person education event per year
    • Earn a minimum of 20 continuing education hours from a State approved provider during each 2-year licensing renewal cycle.

    This designation entitles the APHI to attend all FABI events at the reduced member rate; to possess and use the standard FABI logo and/or the exclusive APHI logo in all advertising and transactions, and other member benefits which may be added from time to time.

    APHIs have full voting privileges; may serve as an elected officer or director; serve as a committee chair and on committees; receive referrals from the FABI website and other FABI sponsored advertising.

    Dues and Fees

    Membership Fees: Dues for all inspector categories are $300. New applications require a one-time $25 initiation fee. The total amount for new members is $325.

    Inspectors who are members of ASHI or InterNACHI are entitled to a $50 discount. You must email a copy of your current paid dues receipt to info@fabi.org, in order to take advantage of this discount. New applicants incurring the $25 initiation fee will pay a total of $275. Regular annual discounted dues are $250.

    ALL current members can renew their dues by logging in at FABI.org. If you have misplaced your login credentials, please email info@fabi.org, and we will be happy to send you a password reset link. The system will automatically send you a renewal invoice one-week prior to your renewal date, for convenient online payment if you do not opt in for auto-renewal. **Please note: The membership software is called Wild Apricot. If you see that in an email, it's real and not spam/fraud.

    Lifetime Membership - $3000 - The Lifetime Membership is open to any member level who is committed to long-term involvement. This presents a fantastic opportunity to circumvent future dues increases, The membership includes a special Lifetime Member I.D. Badge. APHI's receive the Lifetime Membership at a discounted rate of $2500!

    Dues and Fees in Arrears:

    APHI is an accreditation governed not only by our ethics and standards, but also by certification law.

    As such, any APHI whose dues are more than 30 days past due may be reclassified to Registered Professional Inspector (RPI) status or have their accreditation terminated. We recommend opting into auto-renewal to avoid renewal oversights. 

    Members may decline to renew by sending an email to info@fabi.org with a statement giving the reason of their discontinuation of the APHI program.

    Code of Ethics

    As an Accredited Professional Home Inspector™ (APHI) under the Florida Association of Building Inspectors™ (FABI), I pledge to uphold the highest standards of integrity, professionalism, and accountability. I understand that earning and maintaining this accreditation is a privilege and a responsibility to the public, the profession, and my peers. I commit to the following principles:

    1. Integrity and Honesty

    • I will conduct myself with honesty, fairness, and transparency in all professional relationships.
    • I will not engage in any conduct involving fraud, deceit, misrepresentation, or conflict of interest.
    • I will avoid activities that compromise my impartiality or create the appearance of impropriety.

    2. Professional Competence

    • I will maintain a high level of technical competence through continuous learning, training, and staying informed about industry standards and best practices.
    • I will only undertake inspections and services that I am qualified to perform.
    • I will adhere to FABI’s Standards of Practice and all applicable laws, codes, and regulations.

    3. Objectivity and Impartiality

    • I will provide accurate, unbiased, and fact-based reports without influence from outside interests.
    • I will not accept or offer commissions, referral fees, or other incentives that may compromise my professional judgment.
    • I will disclose any potential conflicts of interest to clients in advance of providing services.

    4. Duty to the Client

    • I will serve the best interests of my clients with diligence, care, and confidentiality.
    • I will communicate findings in a clear, honest, and respectful manner.
    • I will not exaggerate or minimize findings to influence a sale or transaction.

    5. Duty to the Public

    • I recognize my role in protecting public health, safety, and property through accurate and ethical inspections.
    • I will avoid conduct that could bring discredit to the profession or diminish the public’s trust in FABI and its members.

    6. Respect and Collegiality

    • I will treat fellow inspectors, clients, real estate professionals, and the public with courtesy and respect.
    • I will support and encourage the professional development of peers and contribute to a culture of mutual respect and integrity.
    • I will report unethical conduct or violations of this Code when observed, in accordance with FABI’s procedures.

    7.  Professional Stewardship

    As a leader in the home inspection profession, I recognize the importance of giving back to help elevate the next generation of inspectors and contribute to the future of FABI. Therefore:

    • I will make my best effort to contribute at least 20 hours per year to the betterment of the profession through mentoring, ride-alongs, speaking engagements, or educational outreach.
    • I will support the mission and growth of FABI by participating in initiatives such as teaching at FABI events, contributing to curriculum for the FABI Academy, or serving on committees when able.
    • I will actively seek opportunities to foster a spirit of collaboration, mentorship, and knowledge-sharing within the inspection community.
    • I will encourage and support diversity, inclusion, and accessibility in the industry by offering guidance and support to those from underrepresented groups.

    8. Commitment to FABI’s Mission-- The Florida Association of Building Inspectors is dedicated to promoting excellence in the Florida Home Inspection Industry through Leadership, Education, Mentoring, Integrity, and Unity.
